What is a tenant representation broker?
A tenant representation broker, is a commercial real estate broker, who specializes in exclusively representing “only” tenants in commercial real estate Lease negotiations. A “REAL” tenant representation broker, only represents tenants and doesn’t also represent Landlords in Lease transactions for commercial real estate and commercial office space. IE: They do not accept assignments to market office buildings or commercial properties, on the behalf of Landlords. They also do not work for a company that markets commercial property for Lease, and they do this, because they really specialize in only exclusively representing tenants, in order to avoid a potential conflict of interest. Afterall, you would not want to end up hiring a tenant representation broker to represent your company, who is going to potentially show you commercial space in buildings, where the landlords of those buildings, are also the tenant representation broker’s employer. This would be like walking thru a grocery store and hiring the cashier, to help you in selecting a product that they have for sale in their store. A good rule of thumb, to avoid doing this, when selecting a tenant representation broker or tenant representative, is to always start out by selecting a tenant rep broker, who isn’t also working for a commercial real estate company that markets buildings and commercial property for lease, on the behalf of Landlords. When targeting a market to consider in leasing space, driving by the outside of buildings to see which Landlord representative company signs and banners appear, on the leasing signs located outside of buildings, is an easy way of determining, whether a company exclusively represents landlords -or- if they really exclusively represent “ONLY” tenants in office buildings or commercial property. Note: The names of companies and brokers that represent Landlord’s generally appear on Leasing signs and banners, which are typically prominently displayed in front of commercial properties and office buildings. A “real” tenant rep company, will not have a leasing sign located in front of a building advertising the building being for Lease, and they will not advertise listings that are For Lease, on the behalf of a Landlord or a building owner. In making a decision, to hire a Tenant Representation broker, it’s always better to hire a broker or a company to represent your business, that is not affiliated with any office building owners , landlord representation companies, and that is also not in the business of marketing or the Leasing of office buildings, on the behalf of Landlords. A tenant represented by a tenant representation broker, unequivocally ends up saving time and money. We are not attorneys. We are able to work with your attorney though, in the process of getting your leasing assignment completed. Tenant representation and commercial tenant representation are basically the same thing. Stop settling for “make-believe” exclusive tenant representation, offered by companies that are owned by Landlords, or that also represent commercial property and office building owners in lease negotiations. Houston Site Acquisitions offers “real” tenant representation, and we don’t wear two different hats in a Lease negotiation. Our company does not represent -both- a Landlord of a building and a Tenant of a building, in any Lease negotiation. Our tenant representation brokerage exclusively represents Tenants.
